UK Land Buying Procedure
You could become a freehold owner of UK land in several easy steps:
- Select a plot and send us back the completed Land Purchase Agreement
- Pay 10% non-refundable reservation fee by direct bank transfer. This fee secures the plot and removes it from the market for 30 working days, until receipt of all the signed documentation and of a balance from you.
- We will prepare and send to you legal documentation to transfer the land into your name.
- Sign all paperwork, return it to us and pay the remaining balance within 28 working days.
- Upon receipt of signed documentation and payment, we will complete the transfer of the title into your name, including registration at the UK's Land Registry.
- If you prefer, we can arrange legalization of land ownership documentation at the UK's Foreign Office and a required Embassy.
You can request an independent solicitor to act on your behalf (it may cost from £600). In this case, transfer of funds and documents will be made through your and our solicitors:
- Select a plot and send us back the completed Land Purchase Agreement.
- Pay 10% non-refundable reservation fee by direct bank transfer. This fee secures the plot and removes it from the market for 30 working days until receipt of all signed documentation and of a balance from your solicitor.
- Contact an independent solicitor to act on your behalf and provide us with their contact details. We can recommend specialist solicitors, or you can choose a solicitor at the Law Society's web site www.lawsociety.org.uk
- Provide your solicitor with photographic identification and a recent utility bill to establish your identity (this is required by UK law).
- Detailed pack of documentation, including a contract, title documents and searches relevant to your purchase, will be sent to your solicitor for review.
- Your solicitor will check all the documentation, write a report, and send all the documents to you.
- Sign and return to your solicitor contract and transfer documents, and transfer to him the balance of the purchase price.
- Your solicitor will send the documentation to our solicitor, and confirm that funds are available for completion of transaction.
- We sign the final documents to transfer the ownership into your name, send them through our solicitor to your solicitor, and your solicitor releases the balance.
- Your solicitor registers you as the freehold owner of your plot(s) with the UK Land Registry, usually within 6-8 weeks.
- If you prefer, we can arrange legalization of land ownership documentation at the UK's Foreign Office and a required Embassy.
